Pre-First-BTL Checklist: What New Landlords Must Sort Before They Even View a Property

Being a landlord in Greater Manchester is still one of the most reliable routes to long-term wealth in the UK, but the gap between good landlords and frustrated ones shows up long before they buy their first property. It shows up in the preparation. Here’s the checklist every new Stockport or Manchester BTL investor should work through before they so much as book a viewing.

Decide Your Tax Structure Before You Offer

The single biggest decision is personal name versus limited company (SPV). Basic-rate taxpayers with one or two properties often work fine in personal name. Higher-rate taxpayers and portfolio builders almost always belong in an SPV for tax efficiency. Get a 45-minute call with an accountant who specialises in property before you commit. The ‘wrong’ structure is painful and expensive to unwind later. Many Stockport landlords we work with set up their SPV before they’ve even identified a property.

Confirm Your Deposit and Fees Budget

BTL deposits start at 25% and climb to 40% for the sharpest rates. Add stamp duty (an extra 5% surcharge applies on second and subsequent properties as of 2026), solicitor fees, survey costs, mortgage product fees and a refurb buffer. For a £180k Stockport terraced house bought through an SPV, realistic all-in costs are typically £55k–£70k. Know your real number before you start, not after the offer is accepted.

Understand the Rental Stress Test Before Viewing

Every BTL mortgage is assessed on the rent the property can realistically achieve, stress-tested at a notional rate. For a basic-rate taxpayer the test is gentler; for higher-rate taxpayers it’s tougher, which is another nudge toward the SPV route. A broker can run a stress test in ten minutes for any property you’re considering, and if the sums don’t work, you save yourself a failed application.

Get a Mortgage Broker Engaged Early

A specialist BTL broker will tell you which lenders match your profile before you’ve even offered on a property. Some lenders refuse HMOs; some are slow on converted flats; some love ex-local authority stock while others avoid it. Knowing this upfront means you can focus your search on properties where finance is straightforward, not a three-month saga.

Research the Local Rental Market Properly

Rightmove and Zoopla are fine starting points, but the real numbers come from letting agents. Call three agents in the area you’re targeting — say, Reddish, Levenshulme, Cheadle or Fallowfield — and ask what a refurbished property in your target spec would rent for tomorrow. Ask about void periods and current tenant demand. A 20-minute phone call beats a day of desk research.

Check Article 4 and HMO Licensing Rules

Greater Manchester councils have been steadily tightening houses-in-multiple-occupation (HMO) rules. If you’re targeting student or young-professional HMO stock in Fallowfield, Withington, Salford or parts of Stockport, you must check whether Article 4 Directions apply — these remove permitted development rights to turn a family home into an HMO. Getting this wrong is a very expensive mistake.

Line Up Landlord Insurance, Not Homeowner Insurance

Standard buildings and contents insurance won’t cover a rental property. You need landlord buildings (and optionally contents) insurance, ideally with loss-of-rent cover and tenant default cover built in. Pricing varies considerably; a broker can usually shave 15–25% off a direct quote.

Sort Accounting and Record-Keeping From Day One

Whether you’re in personal name or an SPV, keep separate bank accounts for the property from day one. Use software like FreeAgent, Xero or Hammock. Save every receipt. Keep a folder for each property. A tidy first year makes the second, third and tenth properties easier; a messy first year follows you for years.
