The Ultimate Pre-First-Time-Buyer Checklist: What to Do in the 6 Months Before You Apply

The smoothest first-home purchases aren’t lucky. They’re the result of six months of quiet preparation before the buyer walks into a single viewing. Here’s the exact checklist we give first-time buyers across Stockport and Manchester. Print it, work through it, and save yourself months of grief.

Month 1: Pull All Three Credit Reports

Register free with Experian, Equifax and TransUnion (via ClearScore and Credit Karma if you want easier access). Different lenders pull from different bureaux, so a clean report from one isn’t enough. Look for old defaults you’d forgotten, mobile contracts still linked to old addresses, ‘hard searches’ you don’t recognise, and financial links to ex-partners. Dispute errors immediately as corrections can take 4–6 weeks.

Month 1: Register on the Electoral Roll

If you’re not on the electoral roll at your current address, register today. It’s one of the strongest positive signals on a credit file, and the absence of it is one of the most common reasons for declined first-time buyer applications. Do it even if you’re renting and planning to move. If you’re about to move anyway, get on the roll at the new address the day you arrive.

Month 2: Audit Your Monthly Outgoings

Pull three months of bank statements and highlight every subscription, direct debit and standing order. Cancel anything non-essential. Lenders look at regular outgoings against income, and a trimmed budget directly increases how much you can borrow. This is also the time to pay down credit card balances, ideally below 25% of the limit, which both improves your credit score and frees up monthly affordability.

Month 2–3: Open a Savings Account You Can’t Touch

Move your deposit to an account that isn’t linked to your debit card. If you’re a first-time buyer, a Lifetime ISA (LISA) gives you a 25% government bonus on contributions up to £4,000 a year — that’s up to £1,000 free per year. Check the eligibility rules (the property must be under £450k, which fits most Stockport and Manchester first homes comfortably). Get the LISA open even if you only drop £1 in it; the 12-month qualifying clock starts on day one.

Month 3: Get Pre-Qualified by a Broker

Not an Agreement in Principle, those leave a soft footprint and are for when you’re close to buying. Instead, have a broker run through your numbers in principle, unofficially. Month 4: Clean Up the Bank Statements

This isn’t about moralising — it’s just that these patterns reduce how much a lender will offer. A sensible, slightly boring three months pays off handsomely.

Month 5: Finalise Your Deposit and Gift Documentation

If part of your deposit is coming from family (a gifted deposit from parents is enormously common in Greater Manchester), get the paperwork ready now. You’ll need a signed gift letter confirming the money is a gift, not a loan, plus ID and proof of funds from the person gifting. Doing this in month 5 saves frantic scrambling in month 7.

Month 6: Get Your Official Agreement in Principle and Start Viewing

Now you’re ready. Official AIP in hand, deposit sitting in place, credit file clean, statements tidy, solicitor lined up. Estate agents take AIP-backed buyers far more seriously than casual browsers, and in competitive Stockport/Manchester areas like Cheadle Hulme, Heaton Moor or Chorlton, it’s often the deciding factor in a multi-offer situation.
